No Position Stated. The current plans does not include curb and gutter and sidewalk along the front of our property at 684 Mailman. I feel that adding sidewalk would be beneficial for the community to have access to all areas of the development. Excluding this road frontage I’m afraid will send people into the road which may cause harm. Thank you.

In Favor. We are in favor of this development. We would also like to see a side walk in front of our property. Currently, the plans show side walk ending on the side of our neighbors property to the left, and begin on the other side of our neighbors property to the right. This side walk would be a safer way for my family and the new families who will be moving into the development to go on walks in the new development.

In Opposition.  Our families have been residents of Knightdale our entire lives and we as residents of Wake County and the ETJ of Knightdale, would like to declare our opposition to the apartments under consideration for the Smithfield & Mailman Mixed Use – Planned Unit Development project. We feel this is not the appropriate place to build this number of apartments. Knightdale is saturated with apartments already.  If these apartments are approved and the planned development completed, the residential neighbors surrounding the property will witness a dramatic increase in traffic in an already congested area, which will lead to more accidents, injuries, and fatalities. The intersection of Smithfield Road and Mailman Road simply cannot handle the dramatic increase in traffic that will occur if this project is permitted. The traffic volume will increase substantially due to the excessive amount of vehicles on Smithfield Road. Traffic is already a nightmare on Smithfield Road.  There will be environmental issues and concerns with water, waste water, sewage, storm water runoff from such a large number of structures on this property.  We have concerns with the impact on wildlife in the area as well. This is country, not city.  We also have concerns regarding the proposed development’s impact on the existing property values and quality of life in this area due to the number of apartments proposed. We live directly across the street from the development, where the apartments are proposed. We would rather see commercial development rather than apartments.  In summary, our opposition is based on these potential/probable negative effects:
• The loss of farmland and community character
• A decrease in the market value of our home
• Increased traffic congestion
• The destruction of green space and mature trees as well as driving animals out of the area onto Smithfield Road causing accidents
• This type of apartment complex does not fit into this area
• Once the property is rezoned/approved, the developer can change the original concept
Please DO NOT approve the apartments for this site. Single family home construction fits better within this community – not apartments.
